What I Think you Should Know When Seeking Pro-Bono Landlord-Tenant Attorneys & Free Legal Consultation In Maryland

There is no legal right to free landlord and tenant legal services.
Many landlord and tenants are under the mistaken impression that they have a right to an attorney. The right to an attorney is only present in criminal actions. Landlord-tenant actions are civil actions. I’ve had cases where tenants
Landlords Generally Don’t Get Pro-Bono Attorneys From Maryland Pro-Bono Legal Services Organizations
In my 9 years of practice I’ve never seen a Maryland Pro-Bono services organization offer landlords pro-bono or low bono representation. So if you want an attorney to represent you in court you’ll have to seek the services of a private attorney such as myself.
At most Pro Bono attorneys may be willing to provide general advice to landlords if you catch them on a very good day. Many jurisdictions in Maryland have self-help legal clinics where you can learn basic information including but not limited to how to evict tenants in Maryland or how to defend yourself from rent escrow actions.
Sign Up as Soon As Possible To Increase Your Chances of Getting a Pro-Bono Landlord-Tenant Attorney
Thousands upon thousands of landlord-tenant actions are filed in Maryland each year but there are very few pro-bono landlord-tenant attorneys practicing in each jurisdiction. I do not believe that the organizations have enough manpower to represent even a third of the tenants that need help. This is why engaging a landlord-tenant organization as soon as you possibly can to seek assistance is critical. This gives the organization and their attorneys enough time to at least let you know if they will take your case.
You May Be Able To Get Last Minute Representation The Day of The Hearing Date
I’ve noticed that pro-bono landlord-tenant attorneys are beginning to offer to speak with tenants on the day of trial right before the hearing starts. If you find yourself in the situation in need of an attorney or a free legal consultation then take them up on their offer. They may not take your case but at the least they will be able to help you better understand your situation and better predict the outcome. That said, it’s still better to attempt to reach out to the tenant services organizations prior to the hearing date.
Maryland Pro-bono Landlord-Tenant Attorneys Generally Speak Less to Tenants Outside of Court
Remember what I said earlier about their being very few pro-bono attorneys but thousands upon thousands of cases are being filed each year? This means that a pro-bono attorney is most likely juggling multiple cases at once and will not have the time to talk to you on the phone all day. You may speak with one once before the hearing date and once on the hearing date. Or even just on the hearing date. If you want to speak to your attorney multiple times or have lengthly strategy sessions then you may be better off hiring private counsel. That said, you may end up with a super busy private attorney if you decide to go that route anyway (such as myself). I Think Pro-Bono Maryland Landlord-Tenant Attorneys are Really Good
The pro-bono tenant advocates I’ve had the displeasure of going against have all been great attorneys. I would use them myself if I was in need of legal services. They are very good at coming up with strong arguments even when they have weak cases. They are also very good at pouncing on the mistakes made by landlords.
